    Yeah even in Denver right now it’s not unusual for houses to sit on the market for 30+ days and see “price decreased” next to the listing and we’re a hot market. It’ll change as the usual spring and summer rush happens which is why we’re trying to shop and buy now.

  9. It's crazy how America is a society that got where it did by endlessly nullifying it's massive contradictions via free real estate and then when it ran out we got like a good solid 100 years on top and now the contradictions are back with a vengeance

    it is funny to think about the whole 40 acres and a mule thing in todays context. “Yeah man they were just straight up giving away land. Begging people to move. Interest rate? What’s 6% of zero? Exactly.”

    It's a little all over the place right now near me. Some places in our neighborhood sell in a day, others have to drop the price every few weeks. Some realtors seem to think it's still 2021 and list 1,800 sq ft, 90 year old homes at $700k.

    All i want selfishly right now is for the fucking interest rates to go down enough to refinance the place we bought last year. Looking at the statement every month showing what ACTUALLY goes to the house and not just to interest is enough to send me into an existential crisis

    Our neighbors across the street from us sold theirs above asking within a month, but our next door neighbors who listed at the same time have had to drop their price by 100k. The one’s who sold quick had an agent and the one that’s still up is a private sale, so maybe realtors are worth it. Or maybe one has lead pipes I dunno.

    that ratio is just one of those things you have to actively try to put out of your mind, like knowing that you're going to die someday or what goes on with your food before you eat it out of sight in restaurant kitchens

    Realtors are 100% worth it. Bought my house in September for 140k less than it was originally listed for all because it was a sale by owner. The owner was so difficult to work with that multiple deals fell apart and it remained on the market for six months. We got a fucking *steal* because we put up with it and made friends with her from the start. Being able to have someone else handle everything that doesn’t have the sentimental connection while also knowing the process is important.

    my parents just sold their house north of Tampa the first day for full asking. Now they’re moving up ten min away, which is nice.

    A house across the street from me just sold for $375K.

    Thats $220K more than what I paid for my house 10 years ago.

    All of the houses in my neighborhood start at 1 million pretty much. Probably renting forever :(
