    Incentivizing builders means they’re gonna build plywood shacks and she said she wants to expedite permitting too right? So you want planners and building inspectors to either rush inspections or plan reviews or add a whole bunch of inventory to their plate in a short period of time so they’re gonna be even more backed up.

    the issue is inventory for sure, but they need to tackle non-primary residences, short term rentals, and corporate ownership of SFHs. Incentive cities to repeal parking minimums and density limits as well.

    Possibly…but it depends on how many units you can get built and how fast and all that. I dunno if it would happen fast enough to offset any extra buyers that come into the market with the extra 25K. Feel like a combo of more inventory/tax credits for up front costs would be a better way to attack it. Throw in student loan debt relief too if you want to get more buyers in there. But I won’t pretend that wouldn’t be a heavier legislative/political capital lift.

    I dunno I’d have to think about it more and see eventual details to really feel strongly about it.

    This is very similar to a program we have here so I'd imagine the definition of first-generation home buyer would be similar:

    • A first-generation homebuyer is defined as a homebuyer who has not been on title, held an ownership interest or have been named on a mortgage to a home (on permanent foundation and owned land) in the United States in the last 7 years, AND;
    • To the best of the homebuyer’s knowledge whose parents (biological or adoptive) do not have any present ownership interest in a home in the United States or if deceased whose parents did not have any ownership interest at the time of death in a home in the United States, OR;
    • An individual who has at any time been placed in foster care or institutional care (type of out of home residential care for large groups of children by non-related caregivers).

  7. 3 million I saw floated. And the limits on who get the 25 would probably make these hypothetical bidding wars less common. It’d still not the best way to do something, but I don’t hate giving people purchasing power they wouldn’t have had before as new buyers. It’s too “think tanky” for me to really love it, but I don’t think it’s inherently that bad of an idea at first blush.

    How many of these 3 million housing units are going to be luxury condos, low income housing, and 55+ communities?

    that's half a joke but that really feels like the only things I ever see being built anywhere around here so it makes me feel like I'll never be able to find anything
     
  10. All of the SFHs built around me are fucking huge McMansions, every now and then somebody tears down an old starter home and builds a triplex or fourplex but those are usually expensive too.

    What’s everyone’s feelings on the doubles and townhomes and mixed use condos that seem to spring up? I never really wanted to live in one/always find them lacking the space I would love to have, but do other young people out there looking to buy like them? Especially those who want to start families?

    Planner here. Noone in this thread is all wrong imo and it would be great to have a magic wand at the federal or state level wave away a lot of the bullshit standing in the way of more/better housing. Blame the fed because imo interest rates are the #1 current barrier to application submittals/approvals right now. It’s also a sad reality that most builders can’t be trusted so a huge part of the quality of new construction is because a lot of existing red tape at the local level. Feds/states absolutely can/should adopt new laws preempting local govs that currently mandate large lots/parking mins/etc.

    I read about the history of the band a few years ago and the story behind Hey Jealousy and the suicide of the songwriter. I enjoy a handful of their songs but I don’t consider myself a fan. But I did learn there is a debate between GB fans about the band continuing to make money off that song despite denying the guy’s family from royalties (allegedly, not an expert on the matter)

    hahaha not me but it is where my brain went first. like it'll make everyone think they an offer a little bit more moeny since they'll probably only need 3.5% for the downpayment, so it drives home prices up. But like I said I'd need to sit and think about it more and see details to really form a strong opinion I'm attached to on it.

    I may have to move close to the Boston metro area for my job next year (with the possibility of higher pay) so I am only anticipating a headache when it comes to an affordable place to find, whether roomy apartment or condo.

    Yup, was literally just going to say that if I lived pretty much anywhere other than MA I’d be able to afford a house. I have no intention of leaving but housing is ridiculously expensive. We’re trying to find a new place to rent and most of what we’re seeing is crazy. (Of course, for work purposes we can’t really consider central or western or even southern MA which would make things more reasonable.)

    I live in a really terrible area of my state for buying an affordable home. I want to stay somewhere between where I live now and my job but everywhere here and between is just so expensive, and really not a lot of options because it's just a very desirable area. I would have no issue finding a house I could afford in some other parts of the state, even closer to my job but the I'd be further from where I am now than I want to be. Everything I have looked at usually sells above asking and so little options in my price range.

    I'm hoping that if the mortgage rates start to go down it'll help and increase what's on the market. But feels like every month its like "maybe next month...maybe next month...maybe next month"
