    I think they spiked to around 9% in about 2000, after mostly falling through the 80s and 90s.

    My guess is as well is that we have not kept up with building houses to match population growth coupled with houses becoming investment rentals which pulls them out of the housing stock.

    I swear I have posted something similar in here before, getting weird deja vu from this post lol.

    The increased availability of credit, enabled in large part by banking deregulation and the creation of mortgage-backed securities and other derivatives that allowed banks to give out loans at lower interest rates because their risk was less-directly tied to the mortgage itself. This then incentivized the banks to give out more mortgages at higher home valuations, which created and burst the housing bubble.

    the aclu called today and asked for money and I told them no but the Dems told me if I just vote harder it will do the trick. She, rightly, told me that’s why the aclu exists, because that’s bullshit. It made me actually want to donate/renew my membership. I didn’t, but I at least thought about it.

    I had a coworker who was saying his dad wanted to buy a lake house but they wanted $1.5 mill and he only wanted to give them $1.3 mill so he could build an entire third story on top of it.

    Like damn dude, you and I are living in totally different worlds haha

    Same lol. I'm 34 and there was never any sense of pride in "learning something new" it was simply "how do I get this done so I go a day without someone bothering me."

    Then I'd get home and spend hours researching some random topic or learning how to code a myspace background to do what I wanted. School had a very small role in my education. Even in college the most useful part of my time there was the club I joined as opposed to the major I enrolled in lol.
