tennessee is high on the list, id probably heavily consider there before looking anywhere else. always loved NOLA but, the annual threat of complete and total property devastation is not a selling point. I would live in Florida but it wouldnt be choice 1.

NOLA is great to visit but yeah the day to day parts of living there sound horrible. WOAT driving city. I LOVE Chattanooga but FTT forever
